Real Estate Training – How to Create Your Unique Value Proposition

So, what do you say to people to help them know what value you can bring to them? You may be the best agent with lots of real estate training under your belt. Other people don’t know that. It’s up to you to share it with them. But how?

Creating your Unique Value Proposition (UVP) will give you confidence as you talk with people. You’ll know exactly what to say that will convey to people the value you can provide to them by your services.

Remember, know one likes to hear someone go on and on about how great they are. This is not your chance to blab about yourself. Your UVP is short and effective. It’s all about the benefits to your prospective client. All they’ll hear is the benefits they’ll get from using you as their agent. This will eliminate the chance that they will think you’re just ranting about how great you are.

Make sure to get your paper and pencil. There are some key components that you must have in order to be successful with your UVP.

  1. Your skill.
  2. An example of that skill.
  3. A result from using that skill.

You will share with your prospective client one of your traits. Explain how you used that trait for past clients or in a prior profession. The clincher is telling them what the result was from using this trait of yours. This is where you share the benefit for them.It may be helpful to make a list of your talents and skills before trying to write out your UVP. This is how you create a script. You first need to identify who you will be using this script on. For example, if you are creating this script to use for a listing appointment, make sure to select one of your talents or skills that is best suited for helping a home seller.

This script will change depending on who you are talking to. Here’s an example for a listing appointment:

“I am very organized. I make sure to properly outline and carry out a marketing plan for each of my clients. As a result I sell homes 15 days faster and for $5,000 more than the average.”

Use real results that you’ve calculated from your sales. If you haven’t sold any homes yet, you will use a trait that gave you a good result from some other aspect of your life. However, this trait and result still need to be relevant to the seller. If you haven’t sold any homes yet it doesn’t mean you can’t win listings. The point is to show that you posses an ability that will yield a favorable result for your prospective client.

This training will help you write scripts for various situations. Scripts that are brief and powerful. After using these type of scripts, be prepared for favorable reactions from prospective clients that will sparks questions from them.

Becoming The Greatest Real Estate Agent In The World

The GREATEST real estate agent in the world is an interesting topic of conversation as well as being a contest.

Now, let me explain first that I do not consider myself the “Greatest real estate agent in the world Panama City, Florida!” but I do consider myself a very adept and professional real estate agent who offers the finest real estate services in

However, this sounds like a fun contest and I thought I would enter and have a little fun with it.

So, let’s begin…

I believe there is much more to the true nature of being the “Greatest real estate agent in the world”, I also believe that it’s about understanding, learning and offering the greatest real estate services available. Anywhere!

What goes into being the “Greatest real estate agent in the world“? Well, in my opinion there are allot of things agents can do to help their primary focus of selling real estate and assisting their customers in purchasing real estate:

Advertising – The agent must be focused and advertise not only to achieve a strong market penetration, but also be able to reach the most qualified readers for their advertisement.

Market and Product Knowledge – The agent must maintain a strong and thorough knowledge of their local real estate market. To this they must spend hours researching sales and listings, expired listings and withdrawn listings.

Honest and ethical – One trait I believe sets the “Greatest real estate agent in the world” apart from other agents is their ability to be honest and hold their morals and ethics to the very highest of standards! Their dealings with not only their clients and customers must exemplify high moral and ethical behavior, but also their dealings with other real estate agents as well as supporting professionals such as Loan offices, builders, contractors etc.

Investment foresight – I believe another strong trait is the ability to be able to discern which properties make the strongest case for their clients and customers investment strategy. Not only being able to calculate rates of return, Gross Rent Multipliers, Potential Gross Income and other variables but also understanding how these variables affect the purchase of a customers or clients real estate investment strategy!

Technology insight – Being able to not only understand the technology that exists today to assist a real estate agent in their business but also having the ability to apply that technology is a paramount consideration today.

As technology becomes a more important part of our daily lives, it also becomes a primary tool to provide additional services and assistance to real estate agents clients and customers.

The application of technology, aside from having a website is no easy task. After all, the expertise of real estate agent is selling real estate! However, the ability to utilize and implement effectively the available software and hardware in an agents business will allow that agent to be recognized as a leader in their market and industry.

These are but a few of the factors that go into making the “Greatest Real Estate Agent in the World” a reality for any real estate agent in today’s highly competitive real estate market.

In my opinion, there is so much to becoming the greatest, that to actually decide who this person is would be beyond the abilities of most experts today.

However, we as real estate agents must continue to strive to be the best we can be for our local market place. Our eye on the prize of being the “Greatest Real Estate Agent in the World” should remain our focus through out our careers.

It is fairly common for first time homebuyers to experience difficulty in buying a new home.  Often, they find themselves often being beaten out by other homebuyers on the properties that they like.  Not surprisingly, they often consider making multiple purchase offers.  After all, this seems like a good plan.  They figured they would have a better shot at getting the house that they like.  This may sound sensible, but is this a good thing to do?

When Do People Make Multiple Offers?

A buyer’s apprehension is fairly natural.  People want the best house that they can afford, and it can be frustrating to lose a house they really want to somebody else.  So, it is not surprising that homebuyers consider making multiple purchase offers.  But how do you know if it is a sensible thing to do or not?  Can you do this or not?

In order to know for sure, if you are allowed to make this kind of offer, you need to know what kind of market you are dealing with.  If it is a seller’s market, buyers are expected to do multiple offers.  Why is this so?  This is really because there is a low inventory of homes in a seller’s market.  The absorption rate is consideration low as well.  Homes sell fast and the only recourse of buyers is to make multiple offers.  Homeowners are then given the chance to choose the highest and best offer from among the multiple offers.  Unfortunately, this means rejection for other buyers.

Drawbacks to Making Multiple Offers

There are some drawbacks to giving multiple offers.  You may want to consult with a lawyer first.  Homeowners may think that you are not reliable.  Making multiple offers may be thought of as a breach of good faith.

This could also result in multiple offer acceptances.  If you want to make several offers, you have to make sure that the contract contains contingency clauses.  This would allow you to cancel the contract without undesirable consequences.  Otherwise, you could end up with a huge source of headache.  Sometimes, sellers require buyers to give earnest money.  If you refuse to give the same, the sellers may not give your offer much thought.

Possible Reasons Why Homebuyers Offers are Rejected

As a homebuyer, it can hurt to have your offer rejected especially if you really like a certain property.  This is particularly true if you can afford to buy a certain property.  It can be heartbreaking to hear the Colville real estate agent say the word, “No.”  If you are dead-set on buying the property, you will be likely wondering why the seller rejected your offer.  Here are a few reasons why property owners reject some buyers offer:

#1 The Buyer’s Offer is lower than the Property’s Listed Price

If you offer an amount lower than that of the listed price, you should expect rejection.  Unless your offer is the highest of all the offers that the property has received, it is doubtful if the owner-seller of the property will accept your offer.  He or she will likely feel insulted.  The seller’s Colville real estate agent will frown at your offer as well because this would mean a lower commission fee for him or her.  Lower-than-list offers may also be ignored if the house is new in the listing.  The seller may feel that it is too early to consider a low offer.

Before you make your offer, you should consider calling the listing agent first.  It is a good idea to find out what the seller wants first.  You should inquire about specific requirements that the seller may have.  If there are requirements, you might want to include them in your offer.  So, for instance, the seller requires a long escrow, you should consider offering a closing date.  If he or she requires a substantial amount of earnest money, you should consider increasing the amount of your deposit.  Make sure that all the financing terms are met if the are any.  If you really like the property, you can even offer to buy the house “as is”.  Consider the repairs first before you actually do this.

These are a few of the reasons why the seller may reject your offer.  So, work with your Colville real estate agent in order to get your offer approved.

How You and Your Colville Real Estate Agent Avoid Making Lowball Offer Mistakes

Sometimes, you would hear homebuyers complaining of outright rejection of their offers.  This is the same everywhere even in Colville.  Unfortunately, they do not realize that they or their Colville real estate agents may have caused this rejection because of a lowball offer.  It is important that you learn how to avoid making mistakes when you give this type of offer.  You can also make sure that your agent does not commit the same mistakes.

  1. Failing to get in touch with the listing agent.  Do not underestimate the huge help your listing agent can give you.  He can offer valuable information that can help you write a good offer in a way that the seller will find it difficult to resist your offer.  Make sure that your Colville real estate agent gets in touch with the listing agent first before you do anything.  For all you know, the property may already have been sold.  It is also important that you inquire about the other offers that the property might have received.

  4. Submitting fake comparable sales report. If you are going to compare the home’s pricing to other similar properties, make sure that the report is valid and comparable.  Otherwise, you might want to avoid doing this altogether.  You will likely end up losing the house.  This is particularly true if the house is priced sensibly.  You will only end up insulting the intelligence of the Colville real estate agent working for the seller.
